The site comprises underutilised brownfield land located within Ilford Town Centre, and the redevelopment of the site seeks to deliver a scheme that considers the needs of the local community, the immediate and wider site context the site opportunities and constraints with the aim to deliver high quality, sustainable residential flats within an active ground floor frontage.
The site is identified within the Redbridge Local Plan (adopted March 2018) as being within the Ilford Investment and Growth Area and is within the Metropolitan Town Centre which is a defined key area to focus development across the borough. The aspiration of the Local Plan is to deliver the needed homes within this location through higher-density, mixed-use, taller buildings that incorporate modern, purpose-built commercial and retail uses at ground floor level, with residential units above.

The site is located within the Council’s designated ‘tall building zone’ where taller developments are considered appropriate due to the area’s existing urban character, excellent public transport accessibility, and potential for higher density growth. The application site is situated in a highly urbanised central location, characterised by established commercial and retail activity. This setting has been identified within the Local Plan as having the capacity to accommodate increased development density without undermining the surrounding townscape.
The proposed development has been carefully designed to respond sensitively to the site’s immediate and wider context, respecting its urban character, aligning with planning policies and contributing positively to the ongoing regeneration of Ilford Town Centre through a high-quality, sustainable and contextually appropriate mixed-use scheme.
